You may be aware that your self-storage facility is insured but that does not mean the facility’s insurance covers your belongings held within the facility. Why not homeowner’s insurance?

Speak with your homeowner’s insurance brokerage to be clear of their policies. Typically, their coverage for off-site contents is up to 10% of your homeowner’s insurance plan. Sometimes, this coverage will be limited in duration, often lasting for only 90 days

Separate insurance, separate risk

Insurance for your storage unit should come from a coverage program specifically designed for your storage needs from a certified and licensed provider. There are a number of advantages to utilizing a tenant content insurance plan beyond the amount and length of coverage.

Having a separate plan for your storage belongings means if something was to happen and a claim made, this would not risk the cancelation of your homeowner’s policy, which is the case if these are covered by the same plan. With a self-storage tenant’s insurance plan, these remain separate, and one does not affect the other. This can make a significant difference if a claim was ever required.

Having a separate plan also means that you will not find yourself in the position of needing to add extra coverage to your homeowner’s plan, or an insurance rider to it.

Protection in transit

Why not the tenant’s content insurance coverage my facility offers?

Most self-storage facilities today make it mandatory for their tenants to insure their belongings at the facility. Facilities offer coverage options at move-in, making it convenient for tenants to sign up for a coverage plan. These protection plans may be more expensive than an independent broker’s and it’s worth looking into a variety of options before making any formal arrangements.

Before agreeing to any insurance coverage, make sure that those who are selling to you are indeed a licensed broker. Some facilities offer insurance coverage, but do not actually have the license to do so. If something was to happen and a claim was required, your contents may in fact not actually be covered in these instances.

Self-storage facilities and Mobile Storage Container Leasing companies do not automatically insure your stored property. The SP Contents Program provides economical coverages which add an additional layer of protection for your stored belongings. Purchasing SP Contents Coverage alleviates concerns regarding potential losses associated with unanticipated incidents of loss.

Covered property includes belongings stored within a mobile storage container or self- storage unit being rented per a valid rental agreement. Covered causes of loss include but are not limited to burglary, water damage, vandalism, and fire or lightening.

Homeowner’s Insurance may or may not cover your stored property. Consult your homeowner’s policy or contact your insurance agent to determine if it’s in your best interest to use it. In most cases, extra coverages or a rider may need to be added on to your homeowner’s policy to insure contents coverage for your stored property. Homeowner’s policies commonly have high deductibles (typically between $1,000 to $3,000) and extensive surcharge periods (typically 3 years) which can deter you from filing claims.

Most personal, business, and commercial goods stored are eligible for coverage.*

Currencies, liquid and illiquid securities, animals, reptiles and birds, firearms, jewelry, furs, pelts and fur garments are examples of uncovered property types. Click here for a compressive list of uncovered property types.

Theft occurs when someone takes property not belonging to them. Burglary occurs when someone takes property not belonging to them by forced entry; by way of example, by cutting a lock or breaking a hasp. The SP Contents Program only covers burglary.

No, rising water damage is not covered. Flood insurance can be purchased from the Federal Government. Rainstorms, windstorm, hail and roof drain damage are covered under the SP Contents Coverage policy. Click here for more information.

SP’s Contents Coverage is a month to month, pay-with-rent program. Coverage renews every month upon payment of rent and the monthly SP program fee. Coverage stops when rent and/or your SP Program fee is not paid.
